Our Homeowner Services
Property Management
We offer both full service property management and tenant procurement services. Our full service fee is 10% of the monthly rent and includes advertising and showing the property, screening the tenant, lease signing and security deposit collection, rent collection, maintenance and accounting. Our tenant procurement fee is equal to one month’s rent up to $1,000 and includes advertising, showings and screening.
Marketing
We will advertise your property on multiple websites including Zillow, Trulia and Hotpads and will display “For Rent” signs where allowed. We personally show your property every time, whether vacant or occupied.
Accounting
We offer paper checks and direct deposit. We create monthly statements that are emailed to you as well as posted on your owner portal. We will also mail a paper copy upon request. We provide a year-end statement as well as a 1099 for your tax filings.
Inspections
We will inspect your property every six months at no additional cost. We will check to make sure that the tenant is changing the air filters, that there are no unreported issues that need handling and will make recommendations on things like gutter cleaning, tree trimming, etc.
Maintenance
We have a dedicated phone line for tenants to report maintenance issues 24/7. Our maintenance coordinator will handle the repair himself or contract it out to our established and vetted local experts.
